- ~ Purchase or Long-term Land Lease
- ~ Traffic of at least 25,000 cars daily
- ~ Corner property at signalized intersection
- ~ Unrestricted visibility and access
- ~ Residential population - 15,000 within 3 miles
- ~ Daytime population - 7,500 within 1 mile
- ~ Minimum 40 parking spaces
- ~ 24-hour use permitted
- ~ 8-10 gasoline dispensers under canopy
- ~ Topography at street grade
